With MIKEN able to assist during the design phases it allows the owner to fast-track delivery of the project. During the design, MIKEN manages the construction cost and is responsible for the management of the construction team. This method is based on a cost management fee. One advantage is that the competitiveness of construction cost is maintained. MIKEN solicits competitive proposals from multiple contractors for each construction phase. Evaluations are made on the submitted proposals and recommendations are made to the owner regarding which proposal best suits the project requirements.
MIKEN will select and partner with an architect to work as part of the project team. The entire design and construction process is coordinated and completed by MIKEN Builders, Inc. This method has several advantages, such as significant cost savings through use of cost effective construction, fast-track design/construction, and budgeting of the project early in the process. Design build offers the owner the ability to have his or her project managed from inception to completion.
This method of project delivery is predominantly used throughout the construction industry. MIKEN becomes involved after the design process has been completed. The owner maintains a single point of contact for the construction process. MIKEN provides a proposal for the scope of work as defined by the project documents prepared by the owner and architect. After award of the project, MIKEN is the single point of contact for the owner and is responsible for maintaining the construction cost, schedule, and quality. This method can be based on a lump sum or negotiated contract.

The Blue Scoop
The owners of The Blue Scoop were passionate about making their shop green and safe. The materials used in the floors, glass tile backsplash, and ceiling all had up to 40% recycled content. Recycled content typically comes from postindustrial use – meaning the tile used in Blue Scoop was destined for a landfill but was ground up and reused in “new” tile. The paint is a low VOC (volatile organic compound) paint. This is a great health benefit. When VOC’s are present in products they will eventually “leak” out in the form of a gas. By using low VOC or no-VOC products, you are helping the IAQ (indoor air quality) of your restaurant. The counter top is environmentally preferable because it meets very strict IAQ standards that are safe for a hospital environment and safe for children. All the recessed lighting and lighting in the kitchen uses fluorescent light. Fluorescent light and CFL (compact fluorescent) bulbs last longer, create less heat load, and produce more “light” while not using very much electricity – compared to an incandescent bulb. And our favorite part… they provide wooden spoons instead of plastic. Their dedication to building green is inspirational.
Henlopen City Oyster House
Local restaurateurs, Chris and Joe, came to MIKEN with the vision of an old time oyster house. Together, we took an old storefront restaurant in Rehoboth Beach and turned it into a brand new dining experience. Their vision for this restaurant was spectacular and the atmosphere turned out phenomenal. Throughout this design build project, MIKEN assisted them in everything from concept to kitchen equipment and specialties. This unique restaurant includes a custom pre-cast concrete oyster bar and finishes that bring the outside in.
Big Fish Grill
The Big Fish Grill opened its 2nd location on the Wilmington Riverfront in 2009. This 9,200 square foot upscale seafood restaurant features an open kitchen design. Every detail from the ceiling fans resembling fishing rods to the hardwood floors seen on boats is centered around the fishing theme. The incredibly high ceilings and larger than life decorative fish swimming through the air provide diners with an exciting underwater ambiance. An exquisite mural recreates famous Delaware attractions from the beaches of the Eastern Shore to the City of Wilmington. This project won the 2009 Excellence in Construction Award from Associated Builders and Contractors.
The renovation of this existing facility began in the fall and was required to be completed by the start of the beach season. A small addition was added to the front of the building and handicapped accessible ramps were installed. On the exterior of the building, all of the finishes were updated. The interior existing flat ceilings were removed and cathedral ceilings were installed. A wine sales and tasting room was created that included granite countertops, a climate-controlled wine room and accent lighting.
