The Process

While each custom home we create at MIKEN is a unique endeavor tailored to the needs of our clients, the process is streamlined and designed with a winning combination of quality craftsmanship and efficiency in mind.

Concept

Your first meeting with the MIKEN team will consist of a project consultation to assess your family’s needs, wants, and dislikes. We’ll explore what your current home has that you like and want to keep and discuss all of the ways that your ideal home would better suit your needs. We also discuss the potential for future needs, so that your beach custom home will suit your family as it’s today and as it’s twenty years from now.

Design

Next, we’ll use your preliminary budget and your preferred timeline to create a design concept that’s shaped by your desires and our practical expertise. Through meetings and discussions with you and your family, our designers will continue to adjust the plans for your custom home as needed until we reach the perfect concept. During the design process, MIKEN Builders will manage the construction cost and team requirements. We solicit competitive proposals from qualified and experienced contractors for each construction phase. Evaluations will be completed on the submitted proposals, and MIKEN will make recommendations to the owner based on professional expertise and the suitability for the project requirements.

Drawings

Once the design is approved, we’ll complete construction drawings ready for permit. We can also provide 3D colored architectural renderings of your custom home allowing you to see your home on your lot. Our customers particularly enjoy this stage, as their dreams will start to become more of a reality.

Permit

Once the plans have been approved, we’ll secure the proper permits for the construction process. MIKEN has operating in Delaware for decades, so we have a wealth of experience dealing with local and state permit procurement processes.

Construction

Using a design/build firm means that the construction process is much more straightforward and simple. Prior to construction numerous hours are spent in planning and sharing the details with every member of the team. Every detail is important. All of our team members will work together to ensure that forward progress is continually happening, that you’re satisfied with the results, and that any bumps along the way are quickly corrected.

Follow Up

At MIKEN, we’re passionate about building relationships with all of our customers. That’s why you’ll be hearing from us after you move in to make sure that everything is just as you imagined. Your last contact with us will never be the date that your home is finished. Instead, we often see our clients again when they have a remodeling project or a summer home renovation to be completed.
